Local SEO for Vacation Rental Homes: Complete 2026 Guide

SEO local para casas de alquiler vacacional

In this article

Do you own a vacation home?

Website with direct bookings from €890.

If you manage a vacation rental home, you probably already know what depending on Booking or Airbnb costs: commissions that eat into your margin, zero control over your brand and brutal competition inside their own search engine. Local SEO is the only way to get direct bookings without paying a percentage for each one, and it works very differently from the SEO of a business with a fixed physical premises.

In this guide I explain, step by step, how to rank your vacation home in Google local searches.

Why local SEO is key for a vacation rental home

When someone searches for “country house near [beach/town]” or “vacation rental in [area]”, Google does not only look at your website: it cross-checks your Google Business Profile listing, your reviews, your exact location and the consistency of your data across the internet to decide which local result to show first.

The direct impact of doing it well:

  • Direct bookings with no commission, instead of depending 100% on OTAs.
  • Visibility on Google Maps, where you compete in a space with far fewer websites than in the general organic search.
  • Trust before booking: a user who sees your complete listing with good reviews before writing to you arrives with the decision almost made.

Google Business Profile: the foundation of local SEO for accommodation

It is the most important piece and the one most often set up badly. Some specific points:

The right category

Do not use plain “Lodging” if there is a more specific category for your type of property (vacation home, tourist apartment, villa). Google prioritizes category match over text match in the description.

Consistent NAP data

Name, address and phone must be identical on your listing, on your website and on any directory where you appear. An address formatted differently in two places (for example, with or without the full “Camí de…”) is one of the most common reasons Google does not properly consolidate a property’s local authority.

Attributes and photos

Fill in all relevant attributes (pool, wifi, parking, pet-friendly) and upload real photos, not stock images. Accommodation listings with their own up-to-date photos get significantly more clicks than those using only the logo or generic images.

Questions and answers, and reviews

Always reply to reviews, good and bad. A listing with replied reviews conveys active management, and Google takes it into account as a business quality signal.

Presence in directories beyond Google

Google Business Profile is the center, but not the only place you should exist:

  • Bing Places for Business: free, quick to set up and with non-negligible traffic in some tourist source markets (United Kingdom, Germany).
  • Apple Business Connect: increasingly relevant because it feeds Apple Maps and Siri results directly, which many tourists use on their phone during their trip.

The key here is not to be in 20 directories, but that your data (NAP) matches exactly in all the ones you use.

Optimizing your website for local SEO

Having a good Google listing is useless if, when the user clicks to see more, they land on a slow or poorly built website. This is where most tourist accommodation websites fail: they are made with generic templates that are not designed for SEO or for booking conversion.

Some essential technical elements:

  • Structured data (schema): mark up your property with LodgingBusiness schema, including address, price range, ratings and amenities. This helps Google understand your listing without ambiguity and can generate rich results.
  • Speed and mobile experience: the vast majority of “where to stay in [area]” searches are made from mobile, often with the tourist already at the destination. A website that is slow to load loses the booking before the user sees the first photo.
  • A page per property or per area: if you manage more than one accommodation, each property needs its own optimized page (not a shared generic listing), with its own address, photos and availability.

If your current website does not meet these points, the problem is not only content: it is technical foundation. It is exactly the work I do in my professional WordPress web design projects, where structure, speed and SEO are built from day one, not patched afterwards.

Review management: the number one trust factor

Reviews influence both local SEO and the final booking decision. Some practices that make a difference:

  • Ask for the review right after check-out, when the experience is fresh.
  • Show reviews on your own website too, not just on Google or Booking. A Google reviews plugin integrated into WordPress lets you show them in real time without the user having to leave your website to check your reputation.
  • Reply to all of them, including negative ones, in a professional tone. It is a sign of trust both for the user and for the Google algorithm itself.

Local content that attracts direct bookings

Beyond the technical listing, your website content can capture searches from people who have not yet decided where to stay:

  • Content like “what to do in [area] if you stay in [your property type]”: it captures informational intent that you then convert into a booking.
  • Pages by season or local event (patron saint festivals, hiking season, nearby beaches) if your area has marked seasonality.
  • Booking-intent keywords combining accommodation type + town: lower-volume searches but with the clearest purchase intent.

Most common mistakes in local SEO for tourist accommodation

  • Using the same description and photos on Google Business Profile, Booking and Airbnb without adapting them, missing the chance to reinforce different messages on each channel.
  • Not verifying the Google Business Profile listing, or leaving it verified but abandoned for months.
  • Inconsistent addresses between the website, the Google listing and directories (Bing, Apple).
  • A website with no version in the languages of the main tourist source markets, when real demand comes in several languages.
  • Having no structured data at all, forcing Google to “guess” what your page is about.

Quick local SEO checklist for your vacation home

  • Verified Google Business Profile listing, with the right category and all attributes completed
  • Identical NAP on the website, Google, Bing Places and Apple Business Connect
  • LodgingBusiness schema implemented on the website
  • Website with optimized mobile loading speed
  • A dedicated page per property (if you manage more than one)
  • Review system visible on the website, not only on external channels
  • Local content (what to do in the area) linked from the homepage

Do you want your vacation home to appear in the top positions on Google?

I design websites for tourist accommodation built from day one to rank: correct technical structure, mobile-optimized speed, a well-configured Google Business Profile listing and a review management system integrated into the website itself. I have worked on tourist accommodation projects in Mallorca, developing everything from the website to custom booking and review managers, so I know first-hand the specific problems of this sector: seasonality, dependence on OTAs and competition in very touristy areas.

And if you do not have a website yet, here I explain how to build a vacation rental website with direct bookings.

If you own a vacation rental home and want to stop depending only on Booking or Airbnb, on my web design for vacation rentals page I explain exactly what the service includes.
